You've been out in the cold, just put the kids to bed and dying to relax and have a lovely hot soak... but there's no hot water

So you put the immersion heater on and wait for 1 and a half hours - there should be plenty of hot water now... You start running the bath and its freezing....

You collapse in frustration on the sofa and shout about the stupid boiler! Your husband checks the switch tells you you didn't click the switch properly!! :sad:

DYJHIW you go out for the first time in a month, and come home to find hubby asleep on the couch, the washing up from tea time still not done, sandwiches not made for tomorrow's pack-up, and when hubby does rise from his sleep he informs me the kids didn't go to bed till late, 9pm. From that you know you are going to have two grouchy kids in the am.

DYJHIW you're in the changing room struggling to get into a size 16 and you hear a voice from the next changing room, 'this one's too big, can you get me an 8?'. Grrrrrrr!

DYJHIW you're looking at something and someone comes and stands right next to you to look at the same thing. This happened to me twice today. Once when I was looking at a birtdhay card for an 11 year old, I had a woman either side of looking at the 9 and 12 cards. Then later looking at foundation some rude cow came up and was picking up the stuff I was looking at. If I see someone looking at something I want to look at I wait a couple of minutes. I hate having my space invaded and I never invade anyone elses.

Ha!! I am in a gutted mood today as a house I designed and got built back in the 70's has just gone on the market for nearly £800k.....I got about £60k for it when I sold it..........if only I had hung on to it! :mad2:

Always get 3 quotes Buzz, and try to get a set fee for the sale, you can haggle on that one! Many now will just charge a straight £600, and not a percentage.

Oh, and don't always go for the higher value for the house, some agents will overprice a property (and buyers know if they are getting a good deal or not, they will be veiwing loads in a certain price range). Take an average of the 3 prices, see what is already on the market at that price, and then you fix your own. If on at the right price it will sell better.

Flip - could yours be overpriced?

I have lost count of the number of friends, relatives and clients who have told me that as soon as they changed estate agents, they got loads of interest in their property.

As for deals with estate agents, just remember that you do get what you pay for. I would have to look a little suspiciously at an estate agent that charged £600. No matter how much their fees may tend to be over-priced (in my humble opinion, of course), the fact that some agents will receive £3,000 for a sale does at least suggest they have an incentive for putting in a little more effort selling it.

Blink! (no I'm not stalking you! LOL). A lot of agents up here in the north have gone onto set fees now, and I think rightly so. I sold my house through an agent that did this within one week, and bought mine within 24 hours on the market the same route. This was only a few months ago - when the market was 'slowing'. Only about 7 years ago many agents were charging 2% - plus costs, and it was a massive rip off.


You are right about the agents though, I know there are some I, as a buyer, wouldn't touch with a bargepole. Changing your agent is a good move and should cost you nothing.

Some estate agents value your house higher to get your business. Others value them lower to get a quick sale (typically a smaller estate agent). They are all usually very convincing. Its best to go somewhere near the higher end and see what the viewers think in the first 2 weeks. Then contemplate lowering your price if there is no interest. Its best not to hold out too long for the higher price as the property market is not looking too good at the moment and your property may reduce in price if left on the market too long.

Be careful which estate agent you go with and even consider going with 2 or 3. Then disinstruct them if they are crap. Some are terrible but you never know until you have used them or a friend has. Don't go with the innitial fee they quote you on multi-agent... I'd advise you tell them another agent quoted you say 2.5%... they usually try compete.

I found a fantastic deal to Canada at the end of Feb, bargain 14 nigths for the price of 11, was trying like mad to get hold of boyfriend but no luck, at last he called me and said yes I'll go, yes book it! But when I rang they'd just sold the last one 15 minutes earlier. The only other they have is the day before my birthday and I want to be here for my birthday and it was more money.
I'm fed up :( but at least I know the other half is feeling up to going (cos he's not been well)

I sleep on the floor and the only reason I visit so often is because it only costs me £2 return by coach and I enjoy the theatre and London life!

DYJHIW......where do I start today........ my kettle blew up about two hours ago and just now as I was cleaning my oven, I took out the inner glass door and it shattered into a million pieces in my hands....I didn't even drop it...it just shattered and I phone the insurance company and I am not covered for accidental damage, when I explained it was not ana ccdent...I'm still not covered cos ovens are only insured for electrical and mechanical breakdown.

I feel :angry: :sad: :sick:

I'm not really sure if I can still use the oven...it works...its just the door gets exceptioanlly hot and I don't want to end up ruining the whole bleedin oven, when it's just the inner glass thats needs replacing...it really is just the **** it factor at the moment..knowng I have got to order the glass and wait for it to be delivered it could take days to sort out.....so am going to ge the boys to bed and get rip roaring drunk...after I have done the ironing...although the way today has gone I am almost afraid to get the iron out!!

Thanks for the sympathy though...it does make me feel better

you run a lovely bubbly bath to relax in a Sunday morning and just before I get in for a lovely long soak, my son does a great big smelly dump in the toilet! .....bang goes the effects of my aromatherapy bath oil!

DYJHIW......where do I start today........ my kettle blew up about two hours ago and just now as I was cleaning my oven, I took out the inner glass door and it shattered into a million pieces in my hands....I didn't even drop it...it just shattered and I phone the insurance company and I am not covered for accidental damage, when I explained it was not ana ccdent...I'm still not covered cos ovens are only insured for electrical and mechanical breakdown.

I feel :angry: :sad: :sick:

Thanks floopy... I had sort of made my mind up not to use it anyway, but this sealed the deal for me....I will just have to eat out for a week until the replacement glass gets sorted...what a bitch.....Now I am over the inital shock of it I am seeing endless benefits to having no oven for a while. :devil:

just been out to check the bikes are all locked up in the back garden as I do everynight before bed and i couldn't beleive my eyes when my son's bike was gone! it was locked up to a ring screwed to the wall of the house. i am absolutely gobsmacked, angry and very very upset (lots of tears going on whilst I'm typing this!)

He is going to be devastated when he finds out, we only had them stolen in September and brought brand new ones ...and now it's gone again!

I am so livid - I hope they get knocked off and killed.

She is soooo annoying, and wont help me at all. Im new, and i need all the help i can get.

She wont do any of the menial day to day things, even though she should be sharing the jobs with me. We are on the same 'level' and she isnt more senior than i am ..... im just new.

BUT she wont answer any of my questions or get off her lazy **** to show me something. She talks to me like im 8 years old when she does answer a question. She wont take the post at the end of the day so i get lumbered. She wont wash up, so i get lumbered ... even though she uses plates galore daily and i dont use any. She wont make any drinks either, but never says no when its my turn !!!

Your morning turns into a complete disaster !!!

I woke up late as i forgot to turn the alarm on. I then quickly made the spare room bed up as i hadnt done it last night. Quickly got ready and laddered my tights !!

I then walked downstairs into a lump of poo that the cats had obviously dropped, and not only that, it really smelt down there as one of them had done a massive log on top of the litter tray and hadnt covered it over. Also - the air freshner had run out.

Because i was now running late i didnt have time for my morning fag or breakfast.

I drove to work to be stuck in the worst traffic jam in history and ended up 20 mins late for work. :wallbash:

Luckily, since then all has been at peace in my world.

I shot out of bed and went to fetch my bag with all my files in still thinking it was Monday morning and that I really must make an effort to at least read what I am supposed to do. I snatched it back and stared in disbelief. It couldn't be - I keep all my car docs in one envelope.

As it happened, it wasn't my mistake - the garage had actually given me someone else's MOT certificate back in November and I hadn't noticed. Grrr!

Had to drive back to the garage, explain what had happened and was then told "Oh yes, we realised the mistake back in November but we didn't have a contact number for you"!! They then gave me a dirty, tea stained, greasy thumb printed MOT certificate that had been hanging around all that time.

Talk about groundhog day. The queue was out the door and on the pavement by the time I got back to the Post Office.

I am not a happy bunny :sad:

BUT, did you know you can do it on the phone now ? My boss did his this way. I asked how, as you need to show your insurance docs, but apparently its an automated voice thingy and it just says "press one to confirm you have insurance" and they believe you !!!!!

you wanna know about cut fingers you should see the pinky on my left hand which i cut when i fell off my bike, very sore, very painful and very scabby now. But despite me posting up that I'd hurt my hand before the meet, it was surprsing the amount of people who squeezed my hand! doesn't anyone read my posts!!!!

The kids loved it though. They've been out in the back garden since we got back, couldn't make a snowman though, its that snow that doesn't stick.

But hubby has gone to work at 7 this morning when the snow has only just started. His journey home is going to be treacherous :sad:

Sorry to hear about that VOR - fingers crossed that the sale goes through promptly and smoothly in the end. Preferrably sooner rather than later. Had you anticipated having the house sold before you emigrated? If you didn't could you hire an agent or something to keep everything moving along, and show people around etc?

Thank you its ok it don't hurt as much as it should as I had deep route canal work done on all the back four and gold caps put on them so there are no Nerves to hurt anymore

You REALLY begin to wonder if you are in the right job :sad:

I mean, the money is great, and the location is even better - but the atmosphere is terrible, mainly due to my colleague who could put out a fire by looking at it. She is sooooo cold and frosty.

Normally i would think 'just ignore her', but i cant as im still in training
